The Safety and Security Sector Education and Training Authority (SASSETA) has issued a Request for Proposal (RFP/SASSETA/25261131/1) for the appointment of a suitable estate agent or landlord to lease premium office space in the Midrand area. This strategic procurement aims to secure a modern, accessible, and compliant corporate headquarters for the SETA until 31 March 2030.
Scope of Accommodation and Lease Duration
The required office space must be located within a 5km radius of SASSETA’s current accommodation at 74 Waterfall Drive, Corporate Campus, Waterfall, Midrand . The building must have a minimum of 120 basement parking bays and 20 open parking bays, with biometric access control for the main gate, basement parking, and building entry.
Key features include a ramp for accessibility, a building lift covering all floors, onsite storage, backup water and electricity, and fibre optic connectivity. The building must also offer interior and exterior signage rights and be within 2km of amenities like shopping centres and a taxi rank.
Mandatory Certificates (Failure to submit any will invalidate your bid):
- Occupational Health and Safety (OHS) certificate
- Electrical Certificate of Compliance (COC)
- Fire Certificate of Compliance (COC)
- Municipality Occupancy Certificate (OC)
- Green Building Council South Africa (GBCSA) certificate (minimum 4-star rating)
- Proof of lift service and maintenance
- Proof of registration with the Property Practitioners Regulatory Authority (Estate Agents only)
- Valid Fidelity Fund Certificate (Estate Agents only)
Property Requirements and Compliance
Prospective properties must meet stringent corporate and governmental standards. The facility must comply with all municipal zoning regulations, building codes, and occupational health and safety requirements necessary for a public entity’s administrative and stakeholder engagement functions.

Bids must be submitted electronically via email to office@sasseta.org.za by 11:00 on 10 July 2026. The email size limit is 30MB, and bidders can use WeTransfer, but must ensure submissions do not expire during the evaluation period. Bidders must also be registered on the National Treasury Central Supplier Database (CSD).

- All mandatory certificates (listed above)
- Completed Annexure B (without any alterations)
- Initialled General Conditions of Contract (Annexure A)
- CSD Registration Report

- CIPC documents and certified ID copies of directors
