The Musina-Makhado Special Economic Zone (MMSEZ) has issued a Request for Quotation (RFQ1224235) for the appointment of an estate agent to source suitable office and residential accommodation in Makhado, Limpopo Province .

This procurement supports MMSEZ’s mandate as a state-owned company and flagship initiative of the Limpopo Provincial Government to promote industrialization through a beneficiation economy. The successful estate agent will identify, source, negotiate, and facilitate the acquisition of accommodation for occupation from 01 January 2027, with the contract remaining in force until the conclusion of the lease transaction.

Scope of Work and Accommodation Requirements

Office Accommodation Requirements:

  • Minimum 1,500 square metres gross lettable area
  • Approximately 35 enclosed offices, two boardrooms, kitchen, ablution facilities, strongroom, dedicated server room, CEO office with private toilet, and reception area
  • Minimum 50 dedicated parking bays with secure and controlled access
  • Fibre connectivity, data cabling infrastructure, secure server installation, and backup power solutions
  • Accessibility compliance for persons with disabilities

Residential Accommodation:

  • Employee accommodation for 40 employees (6 months duration) – apartments, townhouses, guest lodges, or staff villages
  • Executive accommodation for 5 executives (2 months duration) – furnished apartments, guest houses, or lodges

Minimum Requirements for Estate Agents

Interested bidders must demonstrate:

  • Registration with the relevant property regulatory authority
  • Valid Fidelity Fund Certificate or equivalent regulatory compliance certification
  • At least five years’ experience in commercial property leasing
  • Proven track record sourcing office accommodation for government departments, state-owned entities, or large corporate clients
  • Knowledge of the Limpopo commercial property market
  • Availability of qualified personnel

Special Conditions

  • MMSEZ reserves the right to call interviews with short-listed bidders and conduct supplier due diligence (including surprise site visits)
  • Successful bidder will be required to sign a Service Level Agreement (SLA)
  • Bids must be submitted in line with detailed specifications; completion in pencil or erasable ink disqualifies the bid
  • Bidders not registered on CSD must register before submission
